Department Head

Randall Smith
Randy joined AURA in 1992, and has over thirty years of experience working with the special servicing of loans and the management and disposition of REO properties. As Vice President of the Special Servicing Group at AURA, Randy is responsible for the day-to-day operations of the Special Servicing Group, including the management and oversight of the Asset Managers and Real Estate Analysts. He is also a member of the Real Estate Operating Committee and serves as Aegon’s real estate broker of record.   Prior to joining AURA, Randy spent two years as a Lead Credit Specialist with the Resolution Trust Corporation, where he was responsible for loan workouts and the disposition of assets for failed Savings and Loan institutions.  Prior to the RTC, he spent fifteen years as the Senior Vice President of a local financial institution working with troubled loans and property disposition. Randy received a B.S. in Business Administration from the University of South Dakota.

Team Profiles

Lisa Carson, CCIM
Lisa joined AURA in 1994, and is currently an Asset Manager for the Special Servicing Group.  Lisa is responsible for developing and implementing loan workout strategies for sub-performing and non-performing loans through detailed property operating analysis, credit analysis, and management of legal aspects related to negotiations with borrowers toward favorable resolutions.  Lisa has also held the positions of Real Estate Analyst and Senior Real Estate Analyst in the Special Servicing Group.  In these functions, she was responsible for providing analytical, asset management and disposition support to the entire department.  In addition, Lisa administered the inspection program of assets in the Aegon loan portfolio to ensure that the properties were inspected on a regularly scheduled basis and served as a member of the inspection team conducting inspections. Prior to joining the Special Servicing Group, she held the positions of Loan Closing Coordinator and Collections Analyst in AURA’s Mortgage Loan Servicing Group.  Her responsibilities in these roles included assisting in-house attorneys in the commercial mortgage loan closing process and monitoring and analyzing the mortgage loan portfolio for delinquencies and making borrower contacts for collections.   Prior to joining AURA, Lisa worked at City National Bank as a Loan Support Supervisor. In 2009, Lisa received her BS in Business from Mount Mercy College in Cedar Rapids, Iowa.

David Castelluccio
Dave joined AURA in 2001.  He is a Portfolio Manager in the Special Servicing Group,and is responsible for managing a portfolio of troubled commercial real estate loans.  His duties include negotiating loan workout strategies, overseeing foreclosure and bankruptcy actions, and managing a Senior Real Estate Analyst.  Prior to joining AURA, Dave worked for U.S. Bank, N.A. as a Vice President/Team Leader for the Special Assets Division in the State of Iowa.  Dave received his BS in finance from Northeast Missouri State University n/k/a Truman State University.

Pamela Haag
Pam joined AURA in 1989, and is a Senior Asset Manager for the Special Serving Group.  Pam is responsible for developing and implementing loan workout strategies for sub-performing and non-performing loans through detailed property operating analysis, credit analysis, and management of legal aspects related to negotiations with borrowers toward favorable resolutions.  Prior to her current role, she served as a Real Estate Paralegal in the Asset Management Group, where she was responsible for negotiating, structuring and drafting of real estate transactions, as well as coordinating the use of outside legal counsel in litigation regarding tenant/landlord disputes.  In addition, she prepared monthly status reports regarding litigation and collection efforts for review by management.  Prior to joining AURA, Pam worked in a local private general practice law firm.  Pam received her BA from Mount Mercy College.

James Henderson, CCIM
James joined AURA in 1993 and is a Portfolio Manager for the Special Servicing Group.  James is responsible for developing and implementing loan workout strategies for sub-performing and non-performing loans through detailed property operating analysis, credit analysis, and management of legal aspects related to negotiations with borrowers toward favorable resolutions. Additionally, he helped develop a platform for a distressed loan purchase program and assisted with acquisition underwriting. He is also responsible for supervising a Real Estate Analyst.  Prior to joining the Special Servicing Group, James was a Mortgage Loan Analyst in AURA’s Mortgage Loan Servicing Group where he was responsible for analysis, risk assessment and early warning evaluation of the commercial mortgage loan portfolio as well as compliance with FASB regulations and credit analysis. James has also performed property inspections for Aegon’s mortgage loan portfolio and assisted with review appraisals for new mortgage loan originations. James received his BA in Economics from the University of Iowa. He has obtained the CCIM designation from the Commercial Investment Real Estate Institute, and has completed several of the courses sponsored by the Appraisal Institute.

Jennifer McAhren
Jennifer joined AURA in 2008 as a Real Estate Analyst. Her duties include asset manager support, special projects, property financial analysis, research projects and database management. Prior to full-time employment at AURA, she worked as an intern in the Special Servicing Group. Her duties included special servicing loan tracking, database management/entry, inspection report compilation, asset manager support, ARGUS modeling, research projects, and technology assistance.  She is a member of the Aegon inspection team, which conducts inspections on Aegon’s commercial mortgage loan portfolio and managed assets. Jennifer received her BA in finance and real estate from the University of Northern Iowa.

Brooke McLaughlin
Brooke joined AURA in May of 2005, and is a Senior Real Estate Analyst in the Special Servicing Group.  Her duties include asset manager support, special projects, property financial analysis, ARGUS modeling techniques and database management. Brooke is responsible for administering the inspection program of assets in the Aegon loan portfolio to ensure that the properties are inspected on a regularly scheduled basis, as well as serving as a member of the inspection team conducting inspections. Brooke is a graduate of the University of Northern Iowa, with a BA in finance and real estate. She received her MBA from the University of Iowa in 2009.

Brent Pritchard
Brent joined AURA in 2000.  He is an Asset Manager in the Special Servicing Group.   Brent is responsible for managing a portfolio of commercial mortgage loan assets, which includes conducting needs analysis, structuring and recommending loan management plans to Investments Committees, and implementing loan management agreements. Prior to his current role, Brent served as an Associate Director for AURA’s Commercial Mortgage Loan Origination Group where he supervised the production of commercial mortgage loan assets by structuring and recommending loan proposals and presenting investment recommendations to Investments Committees. Brent was also responsible for providing a full range of underwriting services, including real estate analysis, cash flow modeling, credit underwriting, and risk analysis. Brent received his BBA from the University of Iowa.

Gregory Voss
Greg joined AURA in 1998, and is currently a Senior Asset Manager in the Special Servicing Group.  In this role, Greg is responsible for developing and implementing loan workout strategies for sub-performing and non-performing loans. This is accomplished through detailed property operating analysis, credit analysis and management of the legal aspects related to negotiations with borrowers toward favorable resolutions. Prior to his current role, Greg served as a Director in the Commercial Mortgage Loan Origination Group, where he worked directly with banks to source mortgage loans throughout the United States. Prior to joining AURA, Greg spent several years in the banking industry managing commercial loan portfolios comprised of middle market companies in a wide range of industries. Greg received his BSBA from Drake University.
