Lending Process
  AEGON USA Realty Advisors, Inc. has a standardized process for submitting potential loans as outlined below. Although there may be exceptions to the standard, we encourage you to follow the process as closely as possible. It just makes it more efficient for everyone.
Preliminary Submission:
  • Telephone Assessment of Potential Loan
  • Loan Package Submission
  • Preliminary Loan Underwriting
Loan Application:
  • Loan Application/Commitment issued with a specified spread
  • Borrower executes and returns Application/Commitment with required Documents, Good Faith Deposit and Inspection Fee
Underwriting:
  • Review of Documentation Outlined in Application/Commitment
  • Site Inspection/Market Analysis
  • Appraisal, Engineering, Environmental Due Diligence Initiated
  • Final Underwriting
Application/Commitment
Approval:
  • Compilation of Information
  • Preparation of Committee Package (including final appraised values)
  • Investment Committee Presentation
  • Committee Approval
  • Commitment effective with Committee Approval
Documentation/Closing:
  • Receive Commitment Fee
  • Legal Coordination Conference with Borrower and Counsel
  • Approval of Environmental and Engineering Reports
  • Execute Closing Documents
  • Loan Funded - Refund of Good Faith Deposit and Fee
